Voted “Top 10 Infrastructure Project of the Past 75 Years” by International Right of Way Association (IRWA)

 

Gulf Coast, LLC was responsible for the purchase of required right-of-way real estate for a portion of the Suncoast Parkway, a forty-three mile toll facility serving Hernando, Pasco and Hillsborough Counties in Florida. This project included over 214 property acquisitions, 115 relocations, ten business damage claims and over 190 demolitions. The Suncoast Parkway project required management of all activities of the Department’s asbestos consultants, as well as management of all activities for land planning, business damage studies, cost-to-cure estimates, environmental, title and other specialty service subconsultants. Gulf Coast, LLC provided expert turnkey right-of-way services which included: acquisition, relocation, appraisal, title and right-of-way staking. Section 1 of this project consisted of sixty-four acquisitions and five relocations. Section 2 of this project consisted of 190 property acquisitions and twelve relocation parcels.

 

Hickory and Gem Street Extensions

For this 23 parcel project we acquired fee simple right-of-way, permanent drainage easements, and temporary construction easements. This project included grading, drainage, paving, signing, culverts, sidewalks, and an additional vehicle lane.

 

US Highway 17

Martin/Beaufort Counties, North Carolina

 

This 180 parcel and 62 displacee, project for widening 10.609 miles of US 17 in Martin and Beaufort Counties to a multi-lane facility. Gulf Coast, LLC serves NCDOT as prime contractor, internally providing acquisition and relocation services, while managing subcontractors providing appraisal and title services.

 

US Highway 158

Northampton County, North Carolina

 

This 20 month, 129 parcel and 30 displacee project for widening 8.2 miles of US 158 in Northampton County to a multi-lane facility with a grassy median.  Gulf Coast, LLC serves NCDOT as prime contractor, internally providing acquisition and relocation services, while managing subcontractors providing appraisal and title services.

 

River Arts District

Lyman St/Riverside Dr, Buncombe County

 

This intense 9 month, 49 parcel project with 4 displacees was for widening 2.2 miles of Lyman Street and Riverside Drive, as part of a planned 17-mile multi-modal corridor in Asheville.  Gulf Coast, LLC served Asheville as prime contractor, internally providing acquisition and relocation services, while managing subcontractors providing appraisal and title services.

 

NC Highway 273

Gaston County, North Carolina

 

This 20 month, 100 parcel and 27 displacee project was for widening 1.3 miles of NC 273 to a multi-lane facility with a grassy median and sidewalks along either side.  Gulf Coast, LLC serves NCDOT as prime contractor, internally providing acquisition and relocation services, while managing subcontractors providing appraisal and title services.

 

US Highway 1

Richmond County, North Carolina

 

This 64 parcel project widened 3.6 miles of US 1 in Richmond County to a controlled access, multilane divided highway.  Gulf Coast, LLC’s services on the project were acquisition of fee and easement property types for 64 residential, commercial, agricultural and special purpose parcels, relocation services for 11 displacees, appraisal services.  Project completed three months ahead of schedule and under budget.

 

NC Highway 24 Widening/New Alignment

Cumberland County, North Carolina

 

A rural road widening and realignment to a 4-lane divided highway with controlled access consisting of 177 fee and easement parcels with 93 displacees of  residential, commercial, agricultural and special purpose properties.  Gulf Coast, LLC performed all acquisition and relocation services.  Project completed on time and within budget.

 

NC Highway 210 Homeland Security

This 109 parcel project included acquisition of fee and easement parcels and relocation services for 64 displacees to provide a homeland security solution to Fort Bragg access. Project was completed on time and within budget.

 

Appalachian Corridor “D” I-77

Wood County, West Virginia

 

This complex project known as the Appalachian Corridor “D” Project provided a new four-lane highway with partially-controlled access serving the greater Parkersburg / Belpre area. The extension project crossed the Little Kanawha River and eventually the Ohio River. Gulf Coast, LLC was selected to provide its expert turnkey right-of-way services for this critical economic development project having 403 parcels and 231 displacees. The project was scheduled for a five year period but Gulf Coast, LLC completed it in two and a half years. Phase I (of four) consisted of 170 property acquisitions and 121 relocations. Phase II consisted of 142 parcels acquired and sixty-seven relocations. Phase III, consisted of fifty property acquisitions and nineteen relocations. Phase IV completed the project with 41 property acquisitions and 24 relocations.
