Gulf Coast, LLC was a real estate services subcontractor for this 2.6 mile greenway project. Services  included cost estimating services for multiple possible routes in addition to the final route easement acquisitions. We consulted on appropriate document types for acquisition use. We also consulted on Town versus Mecklenburg County responsibilities and roles.  Gulf Coast, LLC prepared valuations for negotiations. Project was completed on time and within budget.

Charlotte Light Rail – Lynx Blue Line Extension

Complete relocation cost estimating for two segments of the Lynx Blue Line Extension comprising 122 displacees and 94 trade signs.  The cost estimate included both Excel spreadsheets and a narrative analysis with explanations for move determinations; breakdowns of cost figures for each displace along with photos and sub-contract estimates.

This comprehensive Neighborhood Improvement Program cost estimate for the City of Charlotte included estimates for three use areas – transportation, pedestrian, and greenway.  Alignments were not set and multiple alignments were estimated in each category.  Not only were land acquisition and relocation costs estimated but the estimate included consultant cost and court cost estimates for a comprehensive right of way cost project estimate.
