The area serviced the gravity wastewater is experiencing a high rate of infill development and the existing gravity wastewater cannot accommodate the projected growth.
Mallard Creek UNCC Reuse Waterline

This 12 parcel City of Charlotte project installed a wastewater line along Toby Creek to serve the UNCC campus. The types of rights acquired were temporary construction, permanent sewer, and permanent access easements. The project had many challenges like going through an active Rock Quarry. The project was placed on hold while in the acquisition phase. The typical 6 month timeline was extended and constant communication with City staff was necessary to maintain deadlines. Regular status meetings enhanced timely completion. This project was completed on time and within budget.

This intense 10 month, 87 parcel, project was for grading, drainage, paving, signals, and utility along 4.489 miles of roadway in preparation for a PGA golf tournament. Gulf Coast, LLC served NCDOT as prime contractor, internally providing acquisition and relocation services, while managing subcontractors providing appraisal and title services.

Gulf Coast, LLC provided sewer and water line right-of-way acquisition services for the City of Parkersburg, West Virginia. Permanent rights-of-way and temporary construction easements for construction of utility lines throughout the City of Parkersburg and adjacent service territory were secured. This project consisted of approximately eighty parcels and included estimating values, securing easements and forwarding documents for closing.

Gas Line Right-of-Way

Gulf Coast, LLC provided turnkey right-of-way services including acquisition, relocation, title appraisal and closing services for a gas line right-of-way in the Teay’s Valley area. This project was required as a result of the West Virginia Department of Transportation’s US 35/I-64 Interchange project and consists of seven parcels to be acquired in fee or for easement purposes.

West Coast Regional Water Supply Authority
Pasco, Pinellas, Hillsborough Counties, Florida
Gulf Coast, LLC was awarded a two-year contract to provide real estate right-of-way services on a task basis for the West Coast Regional Water Supply Authority. These services were in connection with various projects involving title research, real property appraisal, negotiation, settlements and related studies and procedures, performed primarily in Pasco, Pinellas and Hillsborough Counties. Gulf Coast, LLC secured temporary construction easements for their eighty-four inch transmission main located in Pasco County. In addition, Gulf Coast, LLC provided acquisition services, title searches, value determination and settlements on the Pasco County monitor well sites.
